LAND GUIDE

How do you find a parcel?

Locate your parcel, then obtain zoning information from the right source.

OFFICIAL PARCEL SEARCH

Start with the map. Confirm in the documents.

Use TKGM’s free application to view parcel location and basic information. The search opens on TKGM’s official site; AKODEM does not retrieve this data or issue title-deed records.

Open official TKGM parcel search (yeni sekme / new tab)

The official application opens in a new tab. AKODEM is not an official TKGM service provider.

  1. Prepare the parcel identifiers

Check the province, district, neighbourhood/village, block and parcel number. Use e-Devlet for your own title-deed information.

  2. Search in the official application

In TKGM, select the province, district and neighbourhood, then enter the block and parcel number. Review the location, area and property description.

  3. Check zoning separately

A map result alone does not establish what can be built. Confirm land use, emsal, height/storey conditions, setbacks and plan notes with the municipality.

What information does the calculator need?

TWO DIFFERENT QUESTIONS

Where is the parcel? What can be built?

01

Parcel search

Helps identify a property through location, block/parcel identifiers, area and property description.

02

Zoning information

Explains land use and development conditions. Confirm it with the responsible authority alongside the current plan and plan notes.

PREPARE FOR A DISCUSSION

Four starting points for a clearer discussion.

Gather what you already have. Note missing documents rather than guessing unknown values.

  • Province, district, neighbourhood/village, block and parcel identifiers
  • Current zoning information and relevant plan notes
  • Applicable net zoning plot area and emsal
  • Project purpose, existing buildings and initial expectations

Can I search by another person’s name?

The public parcel search does not offer searches by owner name or identity number. Access to your own title-deed information through e-Devlet requires authentication.

Can parcel identifiers give a definitive apartment count?

No. Current zoning information and plan notes are needed first, followed by an appropriate architectural study. Our calculator only produces an initial arithmetic result from your inputs.
